Over the past 25+ years, we have developed diversified portfolios of high-quality supply chain real assets. 

The logistics sector plays an essential role in every country's economy: underpinning all industry sectors and national economic output. We invest in the logistics real estate required along the supply chain – from the first to the last mile – as well as in associated infrastructure, such as power generation and storage.

Demand for logistics real estate aligns with the long-term trends shaping the global economy. These include the growth of e-commerce, automation, decarbonisation, and urbanisation. This alignment reflects the pivotal role our assets play in the economy and our clients’ operations, many of whom are major multinationals.

We collaborate with our clients so that our real estate helps them to meet changing consumer/societal expectations and their strategic objectives, including net zero carbon, supply chain optimisation and the adoption of innovative technologies.

Our investment products offer investors an opportunity to access the income and growth potential of this real asset class.

We believe that our specialist focus on logistics, long-standing client relationships (with high-calibre, resilient tenant companies) and expertise along the full length of the supply chain help us to create a differentiated offering for investors.

Retail and institutional investors can access this opportunity through two publicly listed, FTSE funds: Tritax Big Box and Tritax EuroBox.

We also offer a suite of private market products (including bespoke client portfolios, property unit trusts and joint ventures) to investors such as pension funds, sovereign wealth funds and family offices – providing direct access to UK logistics real estate as an investment opportunity. 

Since 2020, Tritax has been backed by global asset manager abrdn. We use our institutional rigour and financial backing as a robust platform for managing our investors’ capital.

Unlike many of our peers, we do not outsource asset management and our in-house team is regularly out onsite speaking to our clients (who lease our assets) to understand their needs. We build lasting relationships with our clients, gaining deep insights into the trends shaping the future of the logistics market.

This proprietary knowledge is supplemented by the work of our research team. This team focuses on staying ahead of the trends in real estate’s fast-paced occupational and capital markets: providing actionable insights for our business, and our stakeholders.

Our culture is agile and entrepreneurial: supporting people to identify and quickly capitalise on new and emerging opportunities.

Our size and culture enable us to be nimble: move first to secure new assets, add value to existing portfolios and bring new investment products to market.

We target assets that meet or have the potential to meet our ESG objectives, in markets with strong growth potential. These are in sectors/locations characterised by robust tenant demand, constrained land supply and high barriers to entry.

A disciplined approach to capital allocation, agile culture and efficient investment committee process enable capital to be quickly deployed, as opportunities are identified.

Complementary but distinct

Our products are distinct but complementary – and benefit from sharing the resources and expertise offered by Tritax Management LLP.

Our publicly listed and private market products are all focused on supply chain real assets but are differentiated by characteristics such as risk profile, asset location or asset size.

They do not compete for assets – avoiding internal conflicts and inefficiencies. Rather, all products share and draw on Tritax Management LLP’s long-standing sector specialism and resources.

This includes a dedicated in-house team of more than 60 people (whose skill-sets span disciplines such as investment, asset management, development, ESG, power, finance, research and communications) who share knowledge and an established network of external contacts.
